Unfortunately, the downside to a good renovation project is the cost. They can be quiet pricey sometimes. So we thought we would give you a few hints and tips on how to work out an indicative cost.

So you have a house that needs a little love and you want to work out how much it is going to cost you to bring it back to its former glory. A quick guide to work out a renovation budget is through square meterage and square meter rates. In simple words – work out how many square meters you plan to renovate and multiply it by a meterage rate. Home owners are often surprised to learn that the square meterage rate for renovations is actually more expensive than new builds. There are many aspects of renovating that are not involved with new builds. These include things such as demolition and matching old to new which take more time, which means more labour etc.
Square meterage rates for renovations can vary anywhere between $2,000/m2 to $4,000/m2. For example, if you are completing a renovation that includes the renovation or addition of bathrooms, kitchens etc your square meterage will be quite high. If your renovation is predominately made up of bedrooms and living spaces, it will be lower. The type finishes that you use on your renovation will also reduce or inflate your square meterage rate.
Yes, renovating can be expensive at times, but at the end of the day they can be quiet rewarding too. You get the opportunity to customize something that is unique to suite your family needs and you get to keep a little bit of history at the same time.
